SELLER'S IMPORTANT DOCUMENTS
Important documents to be sure to have:
1. Deed or deeds to the property
- Property description
- Exact boundaries and size of property
- Tax map number of section, block and lot
- Restrictions and easements legally binding all future owners
- Rights granted to public utility company
2. Surveys, survey maps, tax maps
3. Title insurance policy or title search information
4. Property taxes (any reduction due to veteran’s or other exemption)
- Latest tax bill
5. Mortgage information (including first and second mortgage, any liens, judgments, or equity loans on the property)
6. Insurance
7. Engineering or contractor inspection report
8. Guarantee and warranties
9. Contracts and leases
10. Utility bills
11. Termite inspection or guarantee
12. CO’s (certificate or occupancy) by Town for additions or changes to existing structure and or property as well as original structure
